Denver's 80220: Homes are taking longer, but good listings still move fast

By Joanne Jordan
Real estate, 80220 - Denver

This week we're taking a look at the 80220 ZIP code in Denver. 168 homes sold in 80220 in the three months ending August 31, 2026, up 11.3% from the same months in 2025. Sales here are not falling. They are rising. Redfin reported that closed home sales across Denver fell 13.7% year over year as of October 12, 2026. So while the city pulled back, 80220 moved the other direction.

The median sale price in 80220 was $718,115, up 15.4% year over year. Redfin put the Denver median at $568,694, down 2.6% year over year as of October 12, 2026. That is a gap of roughly $149,000. DMA Realtors reported a year-to-date median close price of $650,000 for detached homes in Denver as of October 3, 2026. The Denver median slipped while 80220 rose 15.4%, and that difference is worth knowing.

The split: fast homes and slow ones

The median home in 80220 spent 39 days on market, 11 days longer than the same period last year. DMA Realtors put the Denver Metro median at 32 days in September 2026, so 80220 is running a little behind the metro pace. Not alarming. Just honest.

Here is the part that matters most: 37.7% of homes in 80220 went under contract within two weeks of listing, up 7.1 points from a year ago. So while the median tells one story, nearly 4 in 10 sellers never had to wait long at all.

What sellers got at the closing table

Sellers in 80220 got 97.9% of list price on average, down just 0.2 points from last year. That is a rounding error, not a trend. Sellers are still getting very close to their asking price.

Homes that sold above list price dropped, though. Only 9.5% of sales went over asking, down 9.7 points year over year. Bidding wars are rarer. Pricing right from day one matters more than it did.

Rates are making buyers careful

Realtor.com reported the 30-year fixed rate rose to 7.40% as of October 8, 2026, the highest in 35 months. That is the backdrop every buyer in 80220 is working with. It slows decisions. It does not stop them.

Realtor.com also reported that 31.5% of Denver metro listings took a price cut in September 2026. Nearly a third of sellers had to adjust. The homes that did not adjust were the ones priced well and presented well from the start.

Supply is steady, not flooding

180 homes were for sale in 80220 during the three months ending August 31, 2026, down 3.2% from a year ago. New listings rose 12.6% to 206, so fresh inventory is coming in. But the overall pool stayed tight. That keeps the market from tipping too far toward buyers. For context, DMA Realtors counted 13,567 active listings across the Denver Metro area at the end of September 2026.

In short
  1. 80220 is not a slow market.
  2. It is a split one.
  3. Homes priced well and presented well are still moving in two weeks.
  4. The rest are sitting longer and, in many cases, cutting.
  5. The median days on market rose 11 days year over year, but the two-week contract rate rose too.
  6. Both things are true.
  7. Your job as a seller is to land in the right half.

One more thing worth knowing: these numbers cover the full ZIP code. One street can read very differently from the whole. A block with recent sales, a strong school draw, or a particular style of home can move faster or slower than the 39-day median suggests. Your address tells a more specific story.
